Northern Colorado at the mouth of the Big Thompson — lakes, a real arts economy, and Front Range access without Denver pricing.
Why Loveland is on this list
One of Daeluxe's most recent closings: 217 Meadowview Drive at $1,390,000. These guides cover where we actually transact, not every city in the state.

Loveland sits in Larimer County between Fort Collins and Longmont, at the mouth of the Big Thompson Canyon. It has a genuine arts identity — a long-running sculpture industry, foundries, and the Benson Sculpture Garden — alongside a manufacturing and medical employment base that keeps it from being a bedroom community.
Housing spans historic downtown bungalows, a wide belt of 1990s and 2000s subdivisions, lakefront and near-lake property around Lake Loveland and Boyd Lake, and newer construction pushing east toward I-25. Prices generally sit below comparable Fort Collins product, which is a meaningful part of the draw.
For buyers, the calculus is usually space and access: Rocky Mountain National Park is under an hour up the canyon, Fort Collins is fifteen minutes north, and Denver is roughly an hour south on I-25 outside of peak. Anything near the Big Thompson corridor deserves a hard look at floodplain designation given the 2013 flood history.
Common questions
Roughly 50 miles, which is about an hour on I-25 outside peak times and meaningfully longer during the northbound evening rush. It is workable as an occasional commute and rough as a daily one. Most buyers who choose Loveland either work in Northern Colorado or have a hybrid schedule.
It deserves real diligence. The 2013 flood reshaped parts of the corridor and both the mapped floodplain and insurance requirements were revised afterward. Pull the current FEMA flood map for the specific parcel, ask about elevation certificates, and get an insurance quote early — it can materially change your monthly cost.
There is genuine lakefront and near-lake inventory around Lake Loveland and Boyd Lake, though it is a small share of the market and moves quickly. Water rights, shoreline access, and HOA rules on docks and use vary considerably by property, so treat those as core due-diligence items rather than details.
